You pay at closing, deducted from your sale proceeds — and only if your home sells. If you cancel before accepting an offer, the only charge is a $149 processing fee. There is no other scenario where you owe Fortify money.
No. Your listing is entered by a licensed broker into the same MLS, with the same fields, photos, and syndication to Zillow, Realtor.com, Redfin, and 100+ sites. Buyer agents cannot distinguish it from an agent-listed home.
Yes. Your listing is in the same MLS every agent in your market searches. Whether you offer buyer-agent compensation — and how much — is entirely your choice. Most sellers do offer compensation (typically 2–3%) because it widens their buyer pool, but many don’t and still sell. Fortify walks you through the trade-offs when you build your listing.
Buyer-agent compensation is separate from your Fortify flat fee, entirely optional, and set by you. You can change the offered amount at any time before accepting an offer.
You can upgrade to Pro or Elite at any point — even after an offer arrives — at no upgrade fee. Elite adds direct broker guidance through offers, negotiations, inspection issues, and closing coordination, so you’re never left to figure it out alone.
Once you activate your plan, your listing is typically live on the MLS within 24 hours. Syndication to Zillow, Realtor.com, Redfin, and other portals follows within that same 24-hour window.
You owe nothing beyond the **149cancellationfeeifyoucancelbeforeacceptinganoffer.Ifyourlistingsimplyexpireswithoutasaleandyouhaventacceptedanoffer,theonlyobligationisthat149 cancellation fee** if you cancel before accepting an offer. If your listing simply expires without a sale and you haven't accepted an offer, the only obligation is that 149 cancellation fee — nothing more.
Yes. Price changes are processed as a listing edit. On Essentials, you have 3 edits total. Pro and Elite sellers have unlimited edits. Allow 24–48 hours for the updated price to appear across all syndicated sites.
Fortify is a licensed brokerage in Florida, Arizona, and Tennessee. MLS listing services are currently active in Florida markets. The AZ and TN licenses support out-of-state coordination for sellers with multi-state transactions.
